Small living room ideas: walkways, sofa sizes and furniture that does two jobs in an Island home

Ashley Mahoney loveseat in a dark brown fabric - Merit Home Furniture

For small living room ideas, my first tool is a tape measure: the main wall's length, the room's depth and the paths people take through it. I'd keep about 36 inches clear for each path, choose a sofa or loveseat sized to the wall that's left, and add at least one piece that does two jobs. Colour, light and mirrors come after that, and they help most once the floor plan already works.

A small living room is one where the seating, the coffee table and the walkway all compete for the same few feet of floor. At Merit Home Furniture in Duncan, the loveseats listed for our store run 53 to 71 inches wide, and the shortest apartment sofas start at 69 inches. On Vancouver Island those rooms tend to sit in condos, basement suites and houses built in 1960 or earlier. So the ideas that follow are measured against those homes and against our live listings, with prices checked on November 1, 2026, before applicable taxes.

How do you make a small living room work?

A small living room works when the furniture is sized to the walls, the paths through the room stay open, and one piece or more earns its floor space twice. That order matters. A good-looking sofa that blocks the way to the balcony door will bother you every day, and no paint colour fixes it.

These are the steps I'd take before buying anything at Merit or anywhere else for a small room:

  1. Draw the room. Mark every door, window, heater and outlet, plus the woodstove or fireplace if there is one. Note which way each door swings.
  2. Mark the paths. Draw a line from each doorway to wherever people go next. Those lines stay clear.
  3. Find the longest unbroken wall. That's usually where the sofa or loveseat goes, and its length sets the size.
  4. List what else the room does. A guest bed, a desk, a dining table or toy storage each changes which pieces make sense.
  5. Tape it out. Painter's tape on the floor at the real sizes shows what a drawing on paper hides.
  6. Measure the way in. The front door, the hall and any stairs decide what can reach the room at all.

That last step catches small homes out, because the lift in a condo building or a basement stair can be tighter than the room. The door, hall and stair checks are laid out in our guide to getting a sofa through the door and down the hall.

Small living rooms in Duncan and Cowichan homes: condos, suites and older bungalows

Small living rooms in the Cowichan Valley come in a few familiar shapes, and Statistics Canada's 2018 count of residential properties gives a sense of the sizes. In the City of Duncan, 585 of the 1,735 residential properties counted were built in 1960 or earlier. The median condo apartment in Duncan had 981 square feet of living area, and in North Cowichan the median was 786 square feet.

Home type, 2018 Median living area
Condo apartment, City of Duncan 981 sq ft, the whole unit
Condo apartment, North Cowichan 786 sq ft, the whole unit
House built 1960 or earlier, City of Duncan 1,160 sq ft above ground
Single-detached house, North Cowichan, all years 1,460 sq ft above ground

Those are whole-home figures, so the living room is only a slice of each. A condo near 800 square feet usually puts the living room, the dining area and the kitchen in one open space. That's the condo living room trying to do too much: a sofa, a TV, a table for four and often a desk, all in one rectangle.

A house from before 1960 often gives the living room its own four walls, with openings to the hall, the kitchen and sometimes the front step. Where the front door opens straight into the room, a narrow console and a few hooks can carve out a small entryway inside the room. A picture window or a fireplace takes another wall. The seating then has to fit between openings rather than along one long run, which favours a loveseat and chairs over one long sofa.

A basement or garden suite adds a lower ceiling, a beam or two and a narrow stair, so the way in is the first measurement there.

Small living room ideas design: walkways, coffee table spacing and scale

Small living room design comes down to three numbers: the walkway, the gap to the coffee table, and the size of the table. The National Kitchen and Bath Association's planning guidelines ask for a walkway at least 36 inches wide. Their access standard adds that where two walkways meet at a right angle, one should be at least 42 inches wide. Those figures are written for kitchens, but a living room path gets walked the same way, often carrying something.

Ashley's coffee table dimension guide covers the table. It puts the table 12 to 18 inches from the sofa, at about two-thirds the length of the sofa. The table's height should match the seat or sit 1 to 2 inches lower. The La-Z-Boy Kennedy loveseat is 54.5 inches wide with a 21.5-inch seat height. That points to a table about 36 inches long and 19.5 to 21.5 inches high.

Ashley Valebeck square coffee table with a lift top - Merit Home Furniture

The Ashley Valebeck lift-top table is 36 inches square, so it matches that length. At 18 inches high it sits 3.5 inches under the Kennedy's seat, a little lower than Ashley's guide suggests. A square table also takes 36 inches of depth. In a narrow room a 26-inch-deep rectangle leaves 10 more inches of path, even when it runs longer than two-thirds.

Across the room, the depth adds up quickly. A 38-inch-deep loveseat, a 15-inch gap, a 26-inch-deep table and a 36-inch walkway come to 115 inches, just under 10 feet. A wall-mounted TV fits in the last 5 inches, while a TV stand doesn't. The full depth budget for an L-shaped set, chaise end included, is worked through in the guide to sectionals that fit a small room.

Furniture ideas for a small living room: the loveseats and apartment sofas we list

A loveseat or an apartment sofa is the usual answer for a small living room at Merit, and the wall decides which. Of the 38 loveseats listed for our Duncan store, 33 print a width, from 53 to 71 inches, with a median of 63. Four are under 60 inches. An apartment sofa is a three-seat style built shorter, and the ones below run 69 to 79 inches.

Piece Width x depth Price
Ashley Mahoney loveseat 53 x 38 in $899.00
La-Z-Boy Kennedy loveseat 54.5 x 38 in $2,950.00
Ashley Bixler loveseat 57 x 38 in $918.00 to $920.00
La-Z-Boy Bexley loveseat 59.5 x 38.5 in $3,140.00 to $3,378.00
La-Z-Boy Kennedy sofa 69 x 38 in $3,013.00
Island Living Ladysmith, apartment size 72 x 35 in Call for our best price
Ashley Mahoney sofa 75 x 38 in $886.00 to $2,200.00
La-Z-Boy Olson sofa 75.5 x 39.5 in $3,332.00
Decor-Rest 3855 sofa 79 x 38 in $2,899.00

Prices are Merit's listed prices on November 1, 2026, before applicable taxes. Depth barely shrinks with width. Every piece in the table except the Ladysmith is 38 inches deep or more, so a shorter sofa buys back wall length, not floor depth. The Ladysmith, at 35 inches deep, is built to order in the cover you choose. Island Living shows no prices online, so the Duncan store quotes it.

Lead times differ by maker. An Ashley piece takes 4 to 6 weeks, and La-Z-Boy and Decor-Rest take 8 to 10. A made-to-order Island Living sofa takes 6 to 8 weeks, or 2 to 3 when Island Living already has it in Vancouver. Seat heights and seat depths on our sofa listings are compared in the sofa dimensions guide.

One apartment sofa for a small living room

One shape along one wall leaves the rest of the floor clear. The Ashley Mahoney sofa takes 75 inches of wall, 22 more than its loveseat. It suits a condo where the sofa faces the TV and the room has one obvious long wall.

A loveseat and two small chairs

The 53-inch Mahoney loveseat plus two Monarch Specialties armless accent chairs, each 25.25 inches wide and $349.00, seats four. A matching pair of chairs reads as one tidy unit, and the chairs can turn toward the conversation or move to the table.

A long, narrow room can take a chaise in place of two armchairs, since a chaise uses length the room has and depth it doesn't. A recliner is the other small-room seat people ask about. It needs floor behind it or in front of it, and the narrow ones are measured in our list of recliners for tight rooms.

Is a sectional too big for a small living room?

A sectional isn't automatically too big for a small living room. One large L can look calmer than four separate pieces, because the eye reads one shape. It fits when one wall is long enough for the run and the open end still leaves a path. The sectional guide linked above counts which of our sets fit a 10 by 12 or 11 by 13 room.

From the showroom floor

If a room is small and oddly shaped, I'd rather see a photo of your sketch than guess. Give me the wall length, the room's depth and where the doors swing. From those I can narrow Merit's listings to the pieces that leave you a path, before we ever talk about fabric.

Small space furniture that does two jobs: sleepers, storage ottomans and lift tops

Small space furniture earns its floor when it does two jobs. In a living room that means a sofa that opens into a bed or an ottoman with storage inside. A coffee table whose top lifts toward you for a laptop or a plate is the third. The pieces below are listed for Duncan, from Merit's sofas that pull out into a bed, ottomans for extra seats and storage and coffee and end tables, lift tops included.

Piece Size Price
Ashley Rannis twin sofa sleeper 54 x 40 in $799.00 to $1,224.00
La-Z-Boy Kennedy sleeper sofa 69 x 38 in $3,967.00
Decor-Rest 2179 double sofa bed 75 x 40 in $2,799.00
Ashley Altari queen sofa sleeper 85 x 38 in $899.00 to $1,531.00
Ashley Duntler storage ottoman Round, 17.75 in across, 17.38 in high $200.00
Island Living Oaklands storage ottoman 47 x 27 x 17 in Call for our best price
Ashley Carlibrie lift-top coffee table 48 x 26 x 17 in $572.00
Ashley Valebeck lift-top coffee table 36 x 36 x 18 in $699.00
Sunny Designs Marina nesting tables, set of 3 19 x 14 x 27 in, nested $299.00

A sleeper's closed width is the easy number. Open, the bed runs out into the room. The Kennedy sleeper's listing gives 93.5 inches for its total length with the bed fully pulled out. The other three don't print an open length, so ask us for it before planning the coffee table around the bed. The Rannis is the narrowest sleeper here at 54 inches, close to the Mahoney loveseat's width, with a twin mattress inside.

For a den that doubles as the guest room, a bed that folds into a low chest is the other route. How one opens and the floor it takes are covered in our cabinet bed guide.

Hidden storage and bookcases for a small living room

Hidden storage keeps a small room from filling up with baskets. The Oaklands ottoman has storage inside for blankets, and a lift-top table keeps remotes and chargers out of sight. In an older house, the wall either side of a fireplace or under a window is where a built-in would go. A freestanding bookcase does the same job and moves with you.

Tall pieces need anchoring, especially in a living room children climb in. Health Canada's furniture tip-over page advises anti-tip braces or straps to the wall. It also warns that "Pieces with legs or wheels are more likely to tip over." In a rental or a strata unit, ask before drilling.

Cozy small living room ideas that cost no floor space

Cozy small living room ideas work well on the walls, the windows and the lighting, where they take up no floor. These moves cost little floor or money, and they decide how the furniture looks once it's home.

Idea What it does in a small room
Warm light from three low sources A floor lamp, a wall sconce and a table lamp light the corners a single ceiling fixture leaves dark.
One colour on walls, trim and ceiling Colour drenching hides the room's edges, so it reads as one soft box, deep or pale.
White or pale walls Bounce the daylight of a grey Island winter further into the room.
Wallpaper or a mural on one wall Gives the room one bold focal point in place of many small things.
A mirror facing the window Brings the daylight and the view back into the room.
Glass or clear acrylic tables Hold a lamp or a drink without hiding the floor.
Seating on exposed legs Floor showing under the sofa and chairs keeps the room airy.
A rug under the front legs Ties the seats into one group, where a small floating rug shrinks the room.
Curtains hung high and wide Make the window look taller and let it open fully.
One large picture over many small ones Fewer frames read calmer, and a tight gallery wall reads as one piece.

Texture does the rest. A plush chenille or boucle cover, a wool throw and a plant on the coffee table add warmth with no footprint. A colour scheme of two or three colours repeated around the room, or one motif such as stripes or a wood tone, keeps a small space from looking busy. Family photos and a few things from your own travels belong too, grouped in one place rather than spread thin.

Many older Island houses have a woodstove or fireplace as the natural focal point. Softening the surround with a plain mantel shelf or a pair of chairs angled toward it makes it the heart of a cozy, small living room. Keep the sofa, rug and baskets outside the clearance on the stove's label or in its manual.

Small living room decorating ideas for apartments and rentals

Small living room decorating ideas for apartments have to come out again at the end of a lease. Peel-off wallpaper, a leaning mirror and plug-in lamps leave no marks, and freestanding storage moves with you. Wall anchors are the one thing worth asking the landlord or strata about.

Entertaining in a small living room, from condo dinners to a full cabin

Entertaining in a small living room depends on seats and surfaces that appear when guests do and disappear afterwards. Ottomans are the easiest extra seats. The Ashley Erinslane ottoman is 33 by 23 inches, $299.00 to $446.00, and takes a tray to become a table. The three Marina nesting tables pull apart into a drink table beside each chair, then slide back into one footprint.

When the dining table lives in the living room, it needs clearance behind each chair. The NKBA guidelines give 32 inches from the table edge to the wall where nobody walks behind a seated person. They give 36 inches for someone to edge past, and 44 inches to walk past comfortably. A bar cart or a slim server along one wall does the job of a built-in bar and rolls or carries out of the way.

A cabin or summer place on the Island has a different problem: it holds two people most weeks and eight on a long weekend. A twin sleeper, a couple of folding chairs and ottomans that hide the spare blankets cover the busy weekends. An empty cabin can also sit cold and damp through winter, which is hard on wood and fabric. Merit's Duncan store can tell you which covers on a piece clean most easily.

Where small living room ideas go wrong

  • A deep, overstuffed loveseat. The Ashley Lofwood is 71 by 41 inches, 3 inches deeper than a 38-inch frame, and those inches come out of the walkway.
  • Lots of small pieces. A room filled with side tables, stools and baskets looks busier than a pared-back, minimalist room with fewer, right-sized pieces.
  • A recliner or sleeper that opens into the path. Check the open length against the walkway, not just the closed size.
  • A rug too small for the seating, which leaves the furniture floating around a patch in the middle.
  • Ordering before measuring the condo lift, the basement stair or the turn at the top of the stairs.

Bringing small living room measurements to our Duncan store

Bring the room sketch, the wall lengths and the door and stair sizes to Merit's Duncan store at 107 Ingram Street, open Monday to Saturday, 9 to 5. The pieces there are display models, and most sofas are ordered in the cover you pick, so a call first tells you which ones are set up to sit in. Taking the numbers home to think it over is normal.

From Duncan, delivery across the Island is $150 with assembly, and pickup at the store is free. We can take the old sofa away when we deliver, usually for $25 to $50 a piece. Some Gulf Islands are on our delivery list, and the Duncan store can say which. Nanaimo, Campbell River and Port Alberni set their own terms, so ask the store you buy from.
