What size sectional fits a small living room? The walkway rule, the door and the compact sets we list

Decor-Rest 2006 L-shaped sectional in grey fabric with rolled arms - Merit Home Furniture

A sectional for a small living room is one whose longest run and chaise still leave a walkway at the open end and in front of the seats. In an 11 by 13 foot room, that's a sectional of about 120 inches along the long wall, with a chaise or return no deeper than 96. A 15-inch TV stand on the far wall brings that to 81. The rule behind those numbers is short: take 36 inches off each wall for a walkway, and what's left is the most sectional the room holds.

A condo doesn't leave much floor for the living room. Statistics Canada's 2018 count put the median condo apartment in the City of Nanaimo at 937 square feet, every room included. Condos finished across Greater Victoria in 2016 and 2017 had a median of 671. Of the sectionals Merit Home Furniture lists on the Island, 6 fit an 11 by 13 room by that walkway rule. One is the Ashley Altari, at $1,149 before applicable taxes.

Rubeena and I run our Duncan store, one of four Merit showrooms on Vancouver Island, and a small or oddly shaped Island room is a puzzle we both enjoy.

What size sectional fits a small living room?

The size of sectional a small living room takes comes from its walls and the paths through it. A wall loses the 36-inch walkway only at an end where people walk past; with no path there, the sectional can run the whole wall. The chaise or the return, the second arm of an L, gets the same test across the room.

The 36 inches comes from the National Kitchen and Bath Association (NKBA), whose planning guidelines recommend it as the least width for a walkway. Those guidelines are written for kitchens. The BC Building Code sets hallway widths but doesn't regulate the space around furniture, so the NKBA figure is the yardstick here.

Room and limits Listings that fit, of 14
10 x 12 ft, 108 in and 84 in 3: the in-stock Island Living Clayoquot L at 89 by 80 inches, and two Primo sleeper sectionals, 94 and 106 inches long, carried at our Campbell River store
11 x 13 ft, 120 in and 96 in 6, such as the Ashley Altari chaise sectional at 110 by 90 inches, $1,149, and the in-stock Island Living Alberni at 118 by 69 inches
12 x 12 ft, 108 in both ways 4: the Island Living Clayoquot, the in-stock Island Living Strathcona corner sectional at 104 by 104 inches and the two Primo sleepers
12 x 14 ft, 132 in and 108 in 11, such as the Ashley Bovarian 3-piece at 128 by 99 inches and the in-stock Island Living Sombrio at 128 by 62 inches

The count covers the 14 listings in Merit's sectionals collection that give the size of the whole set, read on October 16, 2026. With a 15-inch TV stand on the far wall, 5 of the 6 still fit an 11 by 13 room. The collection's other 47 listings are single pieces, or Decor-Rest and La-Z-Boy sets whose size turns on the pieces you pick.

The square room is the surprise in that table. A 12 by 12 room has one more square foot than an 11 by 13, yet takes 4 of our listings instead of 6. Three of those 6 run 110 to 118 inches long, and a 12-foot wall allows 108. The Island Living Strathcona goes the other way. Its 104 inches each way leave 40 in a 12 by 12 room, but an 11-foot wall allows only 96. For the proportion side of sizing, the two-thirds rule and the rest are in the wider guide to choosing a sectional.

How much space a sectional needs in front of the seats and at the chaise

A sectional in a small room needs three clearances: a gap to the coffee table, a path past the table, and a path past the chaise or open end. The NKBA asks for a 36-inch walkway, and for 44 inches where someone walks behind a person seated at a table. Ashley's own coffee table guide puts the table 18 inches from the sofa, within a range of 12 to 18. It then asks for at least 30 inches of open space between the table and other furniture, or 24 in narrower rooms.

Those two sources disagree on the path, 36 inches against 30. I use the NKBA's 36 below because it's the cautious figure, and give Ashley's numbers beside it. Here is the depth budget across an 11-foot room, 132 inches, with the Island Living Alberni's sofa piece against one wall and a TV on the other.

Across an 11-foot room Inches
Island Living Alberni in-stock one-arm apartment-size sofa, front to back 37
Gap to the coffee table, Ashley's figure 18
Ashley Burkbyer coffee table, front to back 26
Walkway between the table and the TV, the NKBA's figure 36
A TV stand 15 inches deep, front to back 15
Total 132, the full 11 feet

So the Alberni's sofa side fits that room with nothing to spare on the NKBA's walkway. On Ashley's 30 inches of open space it leaves 6 inches over, and 12 on the 24-inch figure for narrow rooms. A 12-inch gap to the table, the short end of Ashley's range, frees another 6.

Run the same budget across a 10-foot room, 120 inches, with the Clayoquot, whose pieces are 33 inches deep. The path between the table and the TV stand comes to 28 inches. That's over Ashley's 24 for narrow rooms but under its 30 and the NKBA's 36, so a smaller table or a wall-mounted TV makes up the difference.

The chaise end works differently, because the coffee table sits in front of the sofa seats rather than the chaise. The Alberni's chaise is 69 inches deep, which leaves 48 inches to that 15-inch TV stand. That's more than the NKBA's 36-inch walkway, and even its 44 inches for walking behind a seated diner. The Ashley Altari's chaise side runs 90 inches into the same room and leaves 42 inches to the far wall. After the TV stand, the path in front of it is 27 inches, under both Ashley's 30 and the NKBA's 36.

Along the 13-foot wall, 156 inches, the Alberni's 118 inches leaves a 38-inch walkway at the open end. The Altari's 110 inches leaves 46. TV distance and seat spacing come into laying out the whole living room.

Getting a small-room sectional through a 30-inch door and a condo elevator

A sectional reaches a small room in pieces, and the biggest piece decides whether it gets there. Under the BC Building Code 2024, an ordinary room in a new home takes a 760 mm door, about 30 inches, and the clear opening past its stop is narrower.

A piece goes through a door on its end or its side, so its smallest measurement is the first check. The table gives the biggest piece of each small set, from Merit's product pages and Decor-Rest's own list.

Set Biggest piece, inches
Island Living Rathtrevor modular, in-stock One-arm chaise 47 wide, 64 deep, 32 high; smallest side 32
Island Living Errington sectional, in-stock Chaise 37 long, 67 deep, 31 high; smallest side 31
Island Living Clayoquot, in-stock Chaise return 80 long, 33 deep, 32 high; smallest side 32
Island Living Alberni, in-stock Apartment-size sofa 75 long, 37 deep, 32 high; smallest side 32
Decor-Rest 2006 Loveseat, corner or cuddler: 38 high by Decor-Rest's list, 40 or 62 deep; smallest side 38
Ashley Stonemeade sofa chaise 92 by 62 by 39 overall with its movable ottoman; no sofa-only depth given

None of these pieces is under 30 inches on its smallest side, so every one has to be tilted and angled through a 30-inch door. That works or doesn't depending on the piece and the space on each side. The door and stair-turn checks are laid out in their own guide. The Altari set page gives only the whole set's size and weight, 238 lb, so ask us for its piece sizes before measuring a stair.

Weight matters on a walk-up stair. Ashley lists the Stonemeade sofa chaise at 175 lb. The Island Living in-stock pages don't give a weight.

In a condo, the elevator comes before the door. The BC Building Code 2024 says that where a building has elevators, at least one must take a patient stretcher 2,010 mm long and 610 mm wide, lying flat. That's about 79 by 24 inches, and small limited-use elevators are exempt. It sets the smallest car a new building may have; an older building's can be smaller. Every piece in the table is bigger than 24 inches every way, so the car's inside and its door opening need measuring too. Where a building books its elevator for moves, delivery day needs a booking as well.

Small sectional shapes, and the sizes and prices we list in each

Small sectionals come in five shapes that suit a tight room, and Merit's site lists pieces in all five. The prices are from our live product pages, read again on October 16, 2026, before applicable taxes. Island Living doesn't show its prices online, so ask us for those. Every Island Living sectional here is from Island Living's in-stock range, made overseas for Island Living rather than built in Burnaby.

Island Living Clayoquot two-piece L sectional in a pale textured fabric on black metal legs - Merit Home Furniture

The Errington sectional is listed as one of three versions on the Errington sofa page, so it sits with Merit's sofas rather than in the sectionals collection. Its two pieces are a 69-inch one-arm apartment sofa and the chaise, which makes it one of the shortest two-piece chaise sectionals on our site. The Clayoquot is shorter, but it turns a corner.

The Decor-Rest shapes come from Decor-Rest's own list for the 2006, which it calls a transitional sectional with many configurations. Its one-arm loveseats are 53 inches long, the corner 39, and the cuddler 61 by 62, a wide end seat as deep as a chaise. Merit's Decor-Rest 2006 page gives a from-price of $1,099 in the entry fabric without naming the pieces it covers, so we price the whole layout with you.

A condo living room that doubles as the guest room has a small sleeper shape on Merit's site too. The Ashley Altari also comes as a queen sofa sleeper, 85 by 38 inches, with a pull-out memory foam mattress, from $899. Its page doesn't give the length with the bed pulled out, so ask us for it before planning the coffee table around it. Our Campbell River store carries two Primo sleeper sectionals, the Nesia at 94 inches and the Chiara at 106. Both pull out to a bed and have a lift-up storage chaise, so call that store for our best price.

Are modular sectionals good for small apartments?

Modular sectionals suit a small apartment when the room may change or the door is tight. The Island Living Rathtrevor is sold by the piece, and our three Rathtrevor pieces make a three-seat chaise sectional. Each piece comes through a door on its own, and a later move can drop or add one. Armless pieces trade comfort at the edges, since an armless seat gives nowhere to rest an elbow.

Left-arm or right-arm facing in a small room, and the chaise that moves

Which end the chaise sits on matters more in a small room, where one end may have to stay clear for a door. Makers don't name the sides the same way, and how each maker names the left and right ends is set out in full elsewhere. What that guide doesn't reach is the sofa chaise, a sofa with a chaise end, which Merit lists with the sofas.

Five of those Ashley sofa chaises say the chaise can go on either side, thanks to a reversible cushion and a movable ottoman. They're the Stonemeade from $1,349, the Cascilla at $1,449, the Greaves in stone at $1,499 and in driftwood, and the Venaldi. The driftwood Greaves and the Venaldi are carried at our Port Alberni store, so call for our best price on those. For a renter, or anyone likely to move the TV, they're among the few chaise shapes whose side isn't fixed when you buy. The Arroyo, 82 by 57 inches and carried at our Port Alberni store, has a reversible chaise cushion, but its page doesn't say the chaise changes sides.

Decor-Rest's 2006 list has a loose alternative: an ottoman with a chaise seat cushion, 29 by 51 inches, and a loose piece has no left or right. The fixed sectionals in the shapes table come in one hand per order, so their side is settled before delivery.

Are sectional sofas good for small spaces?

Sectional sofas are good for small spaces when one wall is long enough for the run and one end of the room has depth to spare. When the room has neither, an apartment-size sofa with a separate ottoman does the same job in less wall. Island Living builds its made-to-order sofas in Burnaby, and Rubeena and I find that line the flexible one for small Island rooms. How Island Living's made-to-order and in-stock lines differ is covered in full, from build to warranty.

A chaise sectional, the Island Living Alberni

In its one in-stock cover, Majestic Steel. Already built, so there's no build wait, and the chaise end is set once it's ordered.

An apartment sofa and ottoman, the Island Living Hatley

75 inches of wall for the Island Living Hatley apartment sofa, plus its 28 by 24 inch ottoman. Built to order in Burnaby in the fabric you choose, and our page says fabric and cushion choices change the price. The ottoman moves to either end, or out of the way.

A loveseat and a chair is the smallest route of all. The narrowest Ashley loveseat with arms on Merit's site is the Ashley Mahoney, 53 inches wide and 38 deep, at $899.

A made-to-order Island Living such as the Hatley or the Island Living Mesachie is a special order. It's ready for pickup or delivery in 6 to 8 weeks, or 2 to 3 if Island Living has it in stock in Vancouver. Two made-to-order Island Living sectionals, the Island Living Shawnigan and the Qualicum, are on display at our Duncan store.

What is the most comfortable sectional for a small space?

The most comfortable sectional for a small space is the one with seat depth that suits your legs, and a compact frame doesn't promise a shallow seat. The Ashley and Island Living in-stock pages don't give seat depth at all, so sitting in the piece tells you more than its page.

Do sectionals make a small room look smaller?

One measurable part of how big a sectional looks is its back height, since a sectional puts more back along the walls than a sofa does. The back height decides how much wall, window and art stays in view above it. On Merit's pages the Errington sectional stands 30 to 31 inches high. The Clayoquot, Alberni and Rathtrevor are 32, and the Ashley Altari 39. Every 2006 seat piece is 38 by Decor-Rest's list, though our own page says 37. That's up to 9 inches of wall across these sets. A frame on exposed legs, like the Clayoquot on its black metal legs, also leaves floor in view underneath.

What fabric suits a small-space sectional?

A cover that cleans easily matters more when the sectional is the room's only big seat. The Island Living Rathtrevor is covered in Island Living's Defender performance fabric. The Ashley Trail Boys reclining pieces are faux leather, 98% polyester and 2% polyurethane, by their page.

When a sectional is the wrong buy for a small Island room

Doors on two walls, or one partway along the only long wall, leave too little unbroken wall for a sectional; a sofa and a chair can split around them.

A reclining sectional needs more room than its footprint shows. The Ashley Trail Boys reclining loveseat, a sectional piece carried at our Campbell River store, is 46 inches deep sitting up and 67 fully reclined. Its footrest opens into the space in front of the seats, which in a small room is the walkway.

A special order is settled before the piece is ever in your room. A Decor-Rest in your cover or a made-to-order Island Living takes a 24% deposit, so the measuring is worth doing twice before it goes in. The deposit and exchange rules are written out on Merit's site.

Bringing a small room's numbers to our Nanaimo or Duncan showroom

The numbers to measure before buying a sectional are the two wall lengths, the room's depth, the door's clear opening and, in a condo, the elevator's inside size. Bring them to either showroom. In Nanaimo, the Norwell Drive store is open Monday to Saturday, 10 to 5, and (250) 756-1153 reaches that store. The Duncan showroom on Ingram Street keeps Monday to Saturday hours, 9 to 5, and you can ask for me there. Taking the sketch home to decide is normal, and nobody in our stores will rush you.

Merit's Duncan store charges $150 to deliver across the Island, assembly included, and it reaches some Gulf Islands, with details by phone. We haven't confirmed the same terms for Nanaimo, Campbell River or Port Alberni, so ask the store you buy from. Every listing in the room table is in the sectionals collection, each with its size, and the rest of our sofa and sectional guides sit on one page.
