Fabric vs leather sofa: pets, spills, a wood stove, sun, and what leather costs on the same frame

Island Living Kinsmen in-stock sofa and apartment sofa beside tall windows - Merit Home Furniture

A fabric sofa is upholstered in woven or knitted cloth, and a leather sofa in tanned hide. On a leather-match sofa, real leather covers the areas you sit against and matched faux leather covers the rest. Neither cover is the better one in every house.

On the same Decor-Rest frame at Merit Home Furniture, leather is listed at $1,150 to $2,000 over the fabric price. For a Cowichan Valley house with dogs, a toddler and a wood stove, the stove tips the choice toward a performance fabric. Every cover wants distance from the heat, but leather near a stove also needs conditioning where its maker allows it.

The prices here come from Merit's 147 sofa listings on Vancouver Island, read again on October 16, 2026, before applicable taxes. The care and warranty rules come from each maker's own pages. None of the 147 listings gives a rub count or a cleaning code, so those are two things to ask us for on any cover you like.

Fabric or leather sofa: which is better for your house?

A fabric or leather sofa is the better choice situation by situation. Each row names one and the cover it leans toward, and the sections below give the evidence.

In your house Leans toward
A tight budget Fabric, by every like-for-like price in the next table.
A particular colour Fabric. Island Living keeps more than 400 fabrics in stock for its made-to-order sofas, and Decor-Rest offers about 70 leather colours.
A dust mite allergy Leather, by HealthLink BC's advice.
Dogs or cats on the sofa Neither is pet-proof. Each warranty's pet clause decides more than the cover does.
A toddler and daily spills Either, picked by its cleaning code and finish.
A wood stove Fabric, set back from it. Leather near a stove comes with extra care rules.
Afternoon sun through a window Neither, since the makers say both fade.
Sweat on bare skin Fabric, by one aircraft-seat study of sweat transport.

How much more a leather sofa costs than fabric, like for like

A leather sofa costs more than a fabric one on every Decor-Rest frame we list in both covers. The table sets the two covers side by side on those 10 sofas, all listed for our Duncan store.

Like for like Fabric Leather
Decor-Rest, one frame in each cover (10 sofas) $1,399 to $2,249 $2,799 to $3,549

Island Living doesn't show its prices online, so a Island Living sofa in fabric and in leather is a quote to ask us for. Island Living runs an in-stock program made overseas for Island Living, and the made-to-order Island Living sofas on our site are built in Burnaby. Island Living's two programs have their own guide. The Kinsmen, offered in sofa and apartment sizes, is one of the in-stock fabric sofas. The Woss, Dover and Fairfield are the only Island Living leather sofas here.

Decor-Rest 2285 sofa and matching chair in a grey woven fabric with patterned cushions - Merit Home Furniture

The Decor-Rest 2285 in the photo is listed at $1,699 in fabric and $2,899 in leather. Ashley's leather match is hide only where you sit, so it is a part-leather sofa and stays out of the like-for-like table. La-Z-Boy prints no separate leather price, so ask us for that figure.

Leather sofa types on our listings: top grain, corrected grain, leather match and faux

Leather sofa types are named for the layer of hide used and how much its surface was changed. Top grain is the outer layer, which Decor-Rest calls the most durable part of the hide. Corrected grain has been sanded, then imprinted with a texture. None of Merit's sofa listings says full grain, aniline or bonded.

Maker, sofas What our listings say
Ashley, 2 leather match The Genoa sofa chaise says "100% top grain leather covers inside areas such as the back, seat and arm cushions", with matched faux leather on the rest. The Genoa sofa puts top grain leather on its seats, backs and arm fronts. Neither says corrected grain.
Ashley, 12 faux leather Faux leather. Nine pages give it as polyester and polyurethane, and four material lines read Fabric.
Decor-Rest, 45 41 offer fabric or leather; the 3285 and 3855 are listed in leather and the 2088 and 2967 in fabric. Decor-Rest says it uses only 100% top grain cowhide, all around the piece.
Island Living in-stock, 3 leather The Woss, Dover and Fairfield give only a cover name. Island Living lists all three among its in-stock leather sofas.
La-Z-Boy, 8 All 8 offer fabrics and leathers, chosen by cover, with no leather type named.

The Ashley Genoa sofa chaise in the photo is the one with that top grain wording, in a colour Ashley calls steel.

Is leather match real leather?

Partly. Ashley's pages name the inside areas as the leather part and call the faux leather on the remaining areas skillfully matched. Decor-Rest's guide tells buyers who want leather all over to ask whether it's top grain used all around the piece. On our sofa listings, that describes Decor-Rest's leather. Leather-match recliners make the same trade on a chair.

Do fabric sofas last longer than leather? Rub tests, pilling and warranties

Fabric sofas don't outlast leather by any maker's account we found. Decor-Rest's leather guide claims quality leather is 4 times more durable than fabric upholstery, without saying how that was measured. Decor-Rest also backs its leather longer than most of its fabrics, as the warranty table shows. Fabric has a lab measure of its own, the rub test, which counts the rubs a fabric takes on a test machine.

Rub test ACT guideline
Wyzenbeek (ASTM D4157), in double rubs 15,000 for low traffic, 30,000 for high traffic
Martindale (ASTM D4966), in cycles 20,000 for low traffic, 40,000 for high traffic

The Association for Contract Textiles (ACT) writes these guidelines for commercial fabric. It cautions that abrasion results aren't necessarily a reliable indicator of fabric lifespan. It also finds no correlation between the two tests, and repeat results on some weaves that vary by as much as 60 percent or more. So a rub count is a number to ask for, then weigh lightly.

Maker Fabric Leather
Ashley 1 year; pilling and fading excluded 1 year, cracking included
Decor-Rest 1 year; 5 years on Majestic fabrics 2 years, cracking included
La-Z-Boy 1 year 1 year; fading excluded
Island Living in-stock 1 year; pet damage excluded 1 year; none if exposed to pets

Whichever maker built the sofa, Merit backs the maker's warranty, orders the parts and does the repair. Pilling, the small balls of fibre that rub up on a new fabric, is no defect to Decor-Rest or Island Living, and neither warranty covers it. Island Living's fix is a battery-operated furniture or sweater shaver, and it says three or four shaves may be needed before the pilling stops.

Leather or fabric with dogs, cats and a toddler

With dogs, cats and small children, a sofa's cleaning code and warranty terms matter more than whether it's fabric or leather. Island Living's pet clauses, in the warranty table above, are the strictest we read, and its made-to-order fabric warranty doesn't apply to fabric exposed to pets either.

Performance fabrics are made or treated to resist stains. Among our sofa listings, the Elite Nordel queen sofa bed names a performance fabric.

Island Living offers its own Defender performance fabrics, made through a process that "encapsulates every fibre with superior stain protection technology", in Island Living's words. For a spot, its recipe is a quarter teaspoon of enzyme laundry detergent in 1 cup of warm water, then a thorough rinse.

What do W, S, WS and X mean on a sofa tag?

The cleaning code is a letter on a tag under a seat cushion or beneath the piece, on Ashley and Decor-Rest furniture. It sets what may touch the cover:

  • W: water-based cleaners only, such as an upholstery shampoo or the foam of a mild detergent.
  • S: a water-free solvent or dry-cleaning product only, used in a well-aired room.
  • WS, which Ashley also prints as SW: either kind, without soaking the cover.
  • X: vacuum or brush only, since water or solvent can shrink or stain it.

Decor-Rest and La-Z-Boy ask for a test on a hidden spot first, and Ashley, La-Z-Boy and Island Living say not to take cushion covers off to clean them.

A spray-on stain guard added after delivery is the thing to skip. Ashley says chemical treatments or protective coatings on leather or fabric void all its warranties. Island Living excludes aftermarket fabric protectant from claims, and Decor-Rest doesn't cover protective finishes.

SmartOne from Zucora, the extended plan Merit offers, treats stains from human and pet bodily fluids as accidents. Damage a pet causes is covered once, on its Furniture Plus plan only, and repeated pet incidents count as abuse. Ask us which of the two plans suits a house with pets.

Is a leather sofa cold in winter or sticky in summer?

How cold a leather sofa feels on a winter morning is something we couldn't find measured anywhere, so it's a question to settle by sitting. Decor-Rest says leather adapts to temperature changes and takes on the temperature of the body on it. The sticky side has one study behind it. In a 2003 Applied Ergonomics paper on aircraft seats, a fabric cover moved considerably more sweat away than leather.

The study, from Germany's Hohenstein Institutes, tested the covers on lab instruments and then with people in a climate chamber, and the two agreed. A sofa isn't an aircraft seat, so read it as a direction rather than a measurement. Seat depth and cushion fill shape comfort too, and how those change a sofa's feel has a guide of its own.

From the showroom floor

Salt air isn't something Rubeena and I count against furniture that lives indoors on the Island. A wood stove is a different matter for leather. Our rule for leather near one is conditioner at least twice a year, so the hide doesn't crack early, and only where its maker allows conditioner.

A fabric or leather sofa near a wood stove

Near a wood stove, Island Living's warranty leaves heat to the owner: Island Living says it can't warrant problems from excessive heat or sunlight, on fabric or leather. Stove clearances and winter room humidity have a guide of their own.

Island Living doesn't recommend any conditioner, and its in-stock warranty doesn't apply to leather given an aftermarket treatment. Ashley's warranty bars chemical treatments, and Scandi requires its own cream every six months. Fabric has no conditioning step. Each maker's leather routine, heat distances included, is set out in the leather care guide.

Sun fading on fabric and leather sofas

Sun fades fabric and leather sofas alike, by the makers' own care notes. Island Living says sunlight fades fabric faster than fabric kept out of it. Decor-Rest's warranty excludes fading from direct sunlight, and Ashley's excludes sunlight damage, so a faded cover isn't a claim with either.

For fabric there's a lab grade to ask about. The Association for Contract Textiles sets grade 4 after 40 hours of light as its minimum for upholstery, under AATCC 16.2 or 16.3. It warns that test hours don't correspond directly to hours of use. None of Merit's sofa listings gives the grade, so ask for it on a fabric headed for a south or west window.

Is leather or fabric better for allergies?

For a dust mite allergy, HealthLink BC's page on controlling dust and dust mites says to avoid upholstered furniture that collects dust, and furniture covered with fabrics. It lists leather with wood, plastic and vinyl as furniture that can be wiped clean. It also notes that dust mites do well above 50% humidity and poorly in dry air, worth weighing if a humidifier runs through the stove months. For anyone at home with allergies or asthma, a doctor is the right person to ask about furniture and humidity.

The disadvantages of a leather couch, and of a fabric one

The disadvantages of a leather couch and of a fabric one both come from the makers' own care and warranty terms.

Where leather falls short

It costs more on the same frame and comes in fewer colours. Hides vary even within one sofa: Decor-Rest says a sofa may take 3 to 4 hides, so the dye lot may not match perfectly, and La-Z-Boy's warranty excludes dye lot match. It shows scratches, and near a stove it asks for care that one maker advises against.

Where fabric falls short

It pills. Velvets crush and mark more readily than most fabrics, so Ashley and Decor-Rest exclude flattened nap. A stain can set if the tag's code isn't followed, and fabric holds dust.
